TIA recorded statutory profit of $1.1 million against $24.3 million loss in the prior comparative period. TIA reported an underlying loss of $4.9 million, compared with a loss of $3.1 million in the prior comparative period.
TIA generated $1.0 million revenue (2020: $Nil).
TIA's net asset balance at 31 December 2021 is $82.4 million, up from $81.3 million in the prior comparative period.

2021 has seen an improvement in sentiment in the residential property market. TIA recorded profit for the period largely due to the realisation of its Cascade Gardens, Pymble project, which has almost sold out. During the year, TIA obtained commenced presales for The Henley, Enfield and Auburn Square, Auburn sites. Construction has begun in Auburn Square. A new joint venture with The Peninsula Gold Coast Development Pty Ltd was entered into to develop 85 dwellings on the Gold Coast. Management will continue to focus on gaining the necessary approvals for its Point Grey project. TIA will continue to seek residential developments that meet its investment strategy and criteria.
As in the previous reporting period, the Directors continue to regard non-recognition of TIA's deferred tax asset balance as a prudent accounting approach.
No dividend was declared for the current reporting period.
