Technopolis Plc and its joint venture partner in Estonia have decided on a EUR 25 million investment in the organic expansion of their campus in Tallinn. The Sepapaja 1 building will be built on the Ülemiste Campus in close proximity to Tallinn Airport with good tram and bus connections to the city center. Construction works of the new office building and a parking facility are scheduled to start in October 2018. The Sepapaja 1 building is due for completion in May 2020 and the parking facility in December 2019. The new building will have a rentable area of 10,800 m² upon completion and the estimated stabilized yield is 8.7%. The parking facility included in the investment has over 540 parking spaces. The building is on track to achieve a Gold-level LEED (Leadership in Energy and Environmental Design) certificate. The Technopolis Ülemiste campus is a joint venture in which Technopolis owns 51%, while Mainor holds 49%.
