The Literator Residential Quarter in Khamovniki (owned and developed by Hals-Development) and the Architectural Workshop Sergey Kiselev & Partners have received the main award of the Moscow Golden Section 2017 Festival in the Realization category. In 2017, the competition received 134 submissions in 11 categories. The Awards Ceremony was held on April 20, 2017 at the Central House of Architects.

'It is the social responsibility of an architect and a developer to create residential architecture that channels the spirit of its time and stands in harmony with buildings inherited from previous eras, and it is their joined contribution to the development of the city's appearance. We are grateful to our colleagues - the Architectural Workshop Sergey Kiselev & Partners for their aesthetically flawless design of the Literator residential ensemble, and to the distinguished jury of the Golden Section Award for its high opinion of our work,' comments Leonid Kaprov, Senior Vice President of Hals-Development.

The industrial past of the Literator Residential Quarter and its complex functionality have determined the façade structure of the residential buildings. The choice of contrasting material - red brick against the light natural stone in façade finishing, was motivated by desire to highlight the continuity of architectural solutions and visually expand the courtyard space. The balanced and distinctive space is created by a number of solutions featuring a variety of brick and stone textures, framing of windows, stone bands and pilasters that emphasize the structure of two-level apartments.

The elite Literator quarter is a low-rise residential complex built in the vicinity of Leo Tolstoy's mansion in Khamovniki. Designed by the Sergey Kiselev & Partners workshop, the Residential Quarter is made up of varied-height buildings with four courtyards inaccessible to cars. As part of the project, the developer has restored the late 19th century brick tower that once served as a malt house designed by the famous Russian architect Dmitry Guschin. Today the building accommodates loft apartments and offices. The total area of the complex is 67,000 sq m. The residential quarter was commissioned in 2015.

The Literator complex offers 180 apartments with areas between 80 and 250 sq m, including residences with open terraces and two-level apartments with private entrances and garden plots at the ground floor. The Quarter infrastructure includes a fitness club and a SPA salon, kindergarten, cafe, bank office and a shopping area.
The Literator Residential Complex was named the best elite real estate project at the Real Estate Market Records Awards 2013, and in spring of 2014 the project was presented at the Moscow Biennial of Architecture as one of the best examples of quarter construction in Moscow.
