EXCLUSIVE FRAMEWORK AGREEMENT WITH ENJINSTARTER TO DIGITISE GROUP'S ASSETS AND CREATE NEW DIGITAL ASSETS, INCLUDING NFTS AND TOKENS

The board of directors (the "Board") of Hatten Land Limited (the "Company" and together with its subsidiaries, the "Group"), wishes to announce that its wholly-owned subsidiary Hatten Technology (S) Pte. Ltd. ("Hatten Technology") has entered into an Exclusive Framework Agreement with Prakal Pte. Ltd. ("EnjinStarter").

The Group intends to develop a metaverse ("Metaverse City"), starting from Digital Melaka, the key components of which are the creation of digital assets for the Group and the digitisation of the property assets of the Group and key attractions in Melaka, Malaysia.

Under the terms of the Exclusive Framework Agreement, Hatten Technology and EnjinStarter will be working together on two aspects of Metaverse City, namely:

1. development of a token system ("Token System") that is exchangeable and/or connected with the Group's current loyalty point system, to be accepted by participating business such as hotels, attractions, malls and shops; and
2. development of crypto-related elements and/or components using blockchain and non-fungible token ("NFT") technologies connected to the Token System and Metaverse City to promote both physical and digital tourism and/or add additional economic pillars to Melaka, with possible expansion to other locations.

EnjinStarter and Hatten Technology will also be working together on the operation of a virtual game and digital asset development incubator/accelerator and a blockchain gaming showcase and arcade, the promotion and cultivation of Melakan arts and culture, including but not limited to partnering with local artists for NFT creations, marketing and sales within Metaverse City and setting up regional headquarters in both digital and physical Melaka. EnjinStarter shall also carry out and participate in marketing efforts such as the creation of a digital influencer as the corporate spokesperson and bring in additional stakeholders including professional services partners, blockchain developers and community builders.

This project with EnjinStarter will start mid-October 2021 and the delivery of the Token System and the crypto-related elements and/or components connected to the Token System and Metaverse City is due end March 2022. The initial term of the Exclusive Framework Agreement is 2 years and there will be automatic renewal every 2 years unless the Exclusive Framework Agreement is terminated. EnjinStarter will also provide maintenance and support services for Token System and Metaverse City.

EnjinStarter offers developers a virtual accelerator program for their games' blockchain integration, monetisation, and marketing strategies, as well as strategic advice and support on using digital assets for fundraising and community building. EnjinStarter has also entered into an agreement with Enjin Pte. Ltd. ("Enjin"), that EnjinStarter is a Special Purposes Vehicle ("SPV") solely for the purpose as a launchpad for the ecosystem development within the Enjin ecosystem.

Shareholders and potential investors of the Company are advised to read this announcement by the Company carefully as management is currently unable to reasonably ascertain the financial impact from the binding Exclusive Framework Agreement.
