GREENFIELD – Kohl's Department Store has joined the list of businesses planning to open in the massive 84South shopping, restaurant and residential complex under construction in Greenfield along Layton Avenue between 84th and 92nd streets.
Kohl's announced its plan to move its Southridge Mall store to smaller quarters at 84South, saying the downsize is in line with the new company initiative toward smaller stores. The Southridge Kohl's is 85,000 square feet compared with 55,000 square feet at the store's new location. Kohl's has operated its Southridge store since 1970.
Kohl's is one of five anchor stores at Southridge located in Greendale.
Greenfield Mayor Michael Neitzke said that although he is pleased that the huge retailer has chosen his city for its new location, but emphasized that Greenfield didn't lure it away from Greendale.
In an email to Todd Michaels, Greendale village manager, Neitzke wrote, "Greenfield was not an active participant in getting them to change locations."
"I'm aware of no TIF incentives directed to this move by the developer, nor did we solicit them with incentives," Neitzke said. TIF refers to the special taxing districts that communities set up to make it easier for the area inside to be developed.
If the Greenfield Kohl's wins city building approvals, the store is expected to open late next year.
Opening next month at 84South will be Portillo's, the fast casual concept known for its menu of Chicago-style favorites. The restaurant will be the second Portillo's location in Wisconsin, following the opening of a Brookfield location in July 2016.
"We are excited at the opportunity to bring a second Portillo's to our neighbors to the north," Portillo's CEO Keith Kinsey said in a news release announcing the April opening. "It has been a pleasure working with the city of Greenfield to make this happen."
The Greenfield location will serve Portillo's classic menu items, including Chicago-style hot dogs, Italian beef sandwiches, char-grilled burgers, fresh salads, and Portillo's chocolate cake.
The 9,000-square-foot restaurant will offer seating for more than 180, with two drive-thru lanes and a seasonal outdoor patio that will accommodate an additional 52 diners.
The first Portillo's opened in 1963, when Dick Portillo invested $1,100 in a small trailer hot dog stand in Villa Park, Illinois, which he called The Dog House. Now, 53 years later, Portillo's has grown to include restaurants in more than 40 locations. Portillo's also ships food to all 50 states via Portillos.com.
